PLANNING documents reveal a pub is set to be turned into housing, having already been granted permission for a different use.

The Three Crowns in Whaddon had been closed and put up for sale between February and September 2020, but attracted no buyers.

One applicant reportedly made an offer, but this was rejected because they did not intend to keep the pub and the owner, at the time, wanted to see the 'retention' of the facilities for the benefit of the community.

Approval had been granted in 2022 to turn The Three Crowns pub into a farm shop, but documents in the current application say: "The planning approval of a sub division to Farm Shop and Pub has not gathered any support."

The new application is to change the class of the building from Class E(b) Sale of food and drink for consumption (Mostly) on the premises to Class C.3 (Dwelling).

The application also pertains to alterations and extension of accommodation and  an alteration to form access including surrounding land.

Plans for The Three Crowns (Image: Damon Associates Ltd) The proposals include: removing the bar server and glass wash; stripping out and replacing the commercial kitchen with a domestic one; converting the cellar into a games room or office; dividing the snug off from the main bar to form a bedroom and possible annex; adapting the kitchen's stairs into a dressing area and walk-in wardrobe; and removing walls to provide the desired layout.

In the planning statement the applicant notes the dire state of pubs, showing more than 500 closed in 2023 alone.

As well as arguing rural pubs face a tougher test than urban pubs, the application argues legislation on smoking and drink-driving have contributed to pub closures.

According to the planning statement, the property remains available as a public house and dining facilities.

The Three Crowns is a Grade II Listed Building, but the application asserts the impact on the property will be minimal.
